Resumen

A valoración inmobiliaria é unha actividade de suma importancia nas economías modernas. Co-mo tal, o obxectivo deste artigo é analizar a relación entre o rendemento e as taxas de capitalización do mercado inmobiliario portugués, comparando os seus resultados a nivel municipal. Analízanse series de datos de catro anos (2006-2009) relativas ás rendas en euros/m2 no mercado inmobiliario portugués a ni-vel municipal, que permitirán determinar as medias das rendas e das taxas de capitalización das series, e realizar unha comparación destas a través da análise clúster. Os resultados obtidos demostran que o mé-todo de rendas pode utilizarse para explicar o valor da oferta das vivendas no nivel municipal.
